In the case of cooling operation, when a temperature in a room where no airconditioning is applied rises or the number of indoor units in service is increased, the load of the application side refrigerating cycle will be increased; the degree of superheat of the refrigerant in the front of the second auxiliary heat exchanger 19 will rise; a detection signal in the superheat degree detection device 31 will vary so that a control device 32 may be actuated, thereby increasing a rotary speed of a compressor 11 and improving the capacity of the heat source side refrigerating cycle. In the case of heating operation, an attempt is made to lower the capacity of the heat source side refrigerating cycle in terms of a rise in the application side refrigerating cycle. Therefore, there is no time lag against drastic indoor load fluctuations, which makes it possible to carry out stabilized operation without halting operation even when it is subject to high pressure induced by time lag during heating minimum load.
